Live, Connect, Work: enhancing future opportunities in
The City of Ballarat is advancing a number of priority projects to deliver
new communities, new jobs and transportation upgrades in Ballarat West.
These initiatives will ensure the city can accommodate population growth in
a sustainable manner, capitalise on investment opportunities and improve
the efficiency of transportation.
BALLARAT WEST GROWTH AREA
Extensive planning is well underway for the Ballarat West Growth Area. Plans
for four residential precincts (Bonshaw Creek, Greenhalghs Road, Alfredton
West and Carngham Road) are currently being developed.
A series of technical reports are being finalised that will inform the structure
plans for these precincts. Elements being considered include the location
and design of housing, town centres, community facilities, open space,
areas of cultural importance and road networks. Council would like to thank
landowners in the area for their cooperation in providing access to their
properties during the preparation of these technical reports.
Council is currently considering a precinct structure plan for Alfredton West.
This draft plan, which establishes the future direction for land located between
Remembrance Drive, Dyson Drive and the Ballarat-Skipton Rail Trail, will be
made available to the community for comment later this year.
A Ballarat West Growth Area Steering Committee has been formed, comprising
key stakeholders, to provide a high level of direction for the precinct structure
plans. By coordinating the efforts of all major stakeholders involved in the
planning process, the development of physical and community infrastructure
will be encouraged at an early stage. This will ensure that Ballarat's new and
established communities are well integrated and connected to employment
and recreational opportunities.

BALLARAT WEST EMPLOYMENT ZONE
The Ballarat West Employment Zone is an area of approximately 600 hectares
encompassing the Ballarat Aerodrome and adjacent Crown Land. This land
has been identified as a prime development site for Ballarat and capable
of providing employment opportunities for the future residents of Ballarat
West as well as the wider Ballarat community. Uses could include light
industrial, manufacturing, freight and logistics, aviation and other business
park type activities.
A number of background studies have already been undertaken to ensure
the viability of the area as the city's future employment hub. A Masterplan
and Investment Attraction Strategy will be developed to ensure the right
type of development and investment occurs. The Masterplan and Investment
Attraction Strategy will take 18 months to complete.
In the meantime, Council is reviewing the Ballarat Aerodrome Master
Plan 2004-2014 to ensure the Aerodrome's assets and opportunities are
included in the planning for the Employment Zone. The review will ensure
regular consideration is given to planning issues and that the overall vision
for the airport is appropriate and consistent with Council's plans and
